COUNTRY
The distinct soils types of the Murrumbidgee river are alluvial self-mulching grey to black soils naturally high in phosphorous and have excellent moisture holding characteristics. The land is arable, accessible country with timbered areas, featuring established improved pastures of Phalaris, white and sub clovers, Italian ryegrass and Lucerne. Majestic river Red Gums, highlight the strength of the soils.

WATER
The property features excellent water resources with 14km of Murrumbidgee River frontage, single frontage to creek systems including Beaver's and Old Man Creeks.
In total there are 9 equipped stock and domestic wells and bores with standing water level (SWL) between about 7-10m. 3 bores are equipped with windmills, 2 with modern solar powered submersible pumps and 4 bores with electric pumps. Ground bores supply tanks which then reticulate to numerous troughs.
